Buying or Selling a Park Model? Don’t Skip the Inspection.
Purchasing a park model home is an exciting investment, whether you’re planning to live in it, use it as a vacation retreat, or generate rental income. Likewise, selling a park model can be much smoother when buyers have confidence in its condition.
One of the smartest decisions both buyers and sellers can make is obtaining an independent inspection before money changes hands.
At Tiny Home Inspectors, we specialize in evaluating factory-built tiny homes, park model homes, and other small residential structures to help clients make informed decisions.
What Is a Park Model Home?
A park model home is a factory-built structure generally designed to be under 400 square feet and constructed to the ANSI A119.5 standard. Although they resemble traditional homes, they are classified differently than site-built houses and manufactured homes, making it important to understand their unique construction methods and applicable standards. ANSI A119.5 establishes nationally recognized construction and safety requirements for park model RVs, and certified units typically carry a certification label from an approved inspection agency.
Unlike traditional houses, park models are transported to their destination and often installed on private property, RV resorts, tiny home communities, or seasonal parks.

Why an Inspection Matters?
Even a brand-new park model can have issues.
Factory-built homes travel hundreds or even thousands of miles before reaching their final destination. Transportation, installation, weather exposure, and contractor modifications can all create problems that aren’t immediately visible.
An inspection can help identify concerns such as:
- Roof damage or leaks, Improper flashing, Moisture intrusion, Plumbing leaks, Electrical defects, HVAC performance, Foundation or support issues, Structural movement, Window and door operation, Appliance operation, Safety hazards, Exterior maintenance concerns
For sellers, having an inspection completed before listing can help identify issues early, reduce surprises during negotiations, and demonstrate transparency to prospective buyers.
Our inspections are designed to provide a comprehensive visual evaluation of the home’s accessible components.
What Our Inspection Includes:
Exterior
Roofing materials, Siding, Trim, Windows, Doors, Deck attachment (when applicable), Skirting, Visible structural components
Interior
- Floors, Walls, Ceilings, Cabinets, Interior doors, Visible signs of moisture, Water damage, Mold indicators, Finish quality
Plumbing
- Fixtures, Water heater, Supply plumbing, Drain systems, Water pressure, Visible leaks
Electrical
- Main electrical panel, Branch circuits, GFCI protection, Receptacles, Lighting, Smoke detectors, Carbon monoxide detectors
Heating & Cooling
- Mini-split systems, Furnaces, Electric heaters, Ventilation systems, Airflow, Basic operational testing
Appliances
When installed, we test normal operation of:
- Refrigerator, Range, Oven, Microwave, Dishwasher, Washer, Dryer, Exhaust fans
What We Cannot See
A professional inspection is a non-invasive visual inspection.
That means we do not:
- Remove drywall or Wall coverings, Open walls, Remove insulation, Remove flooring, Dismantle cabinetry, Remove roofing materials, Perform destructive testing
Because of these limitations, concealed defects may exist behind finished surfaces.
Examples include:
- Hidden plumbing leaks, Improper framing, Hidden mold, Electrical wiring inside walls, Structural damage concealed by finishes, Insect damage, Water damage behind cabinets
No inspection company can guarantee that hidden defects do not exist without destructive investigation.
Why Moisture Is One of the Biggest Concerns
Water intrusion remains one of the most expensive issues affecting park models.
Leaks may originate from:
- Roofing penetrations, Windows, Doors, Exterior siding, Plumbing, Condensation
Early detection can prevent thousands of dollars in repairs.
Our inspection includes looking for visible signs of:
- Water staining, Soft flooring, Swollen cabinetry, Elevated moisture (where accessible), Visible mold-like growth, Poor drainage, Exterior deficiencies
Buying a Used Park Model
Used park models can offer exceptional value, but buyers should perform additional due diligence.
Ask questions such as:
- Has the home ever been relocated?
- Has it experienced flooding?
- Have there been roof leaks?
- Has the plumbing ever frozen?
- Were additions professionally completed?
- Have major appliances been replaced?
- Is there documentation for maintenance?
An independent inspection helps verify the current visible condition rather than relying solely on seller disclosures.
Selling Your Park Model
Many sellers wait until a buyer orders an inspection.
Instead, consider obtaining a pre-listing inspection.
Benefits include:
- Fewer surprises, More negotiating confidence, Faster sales, Greater buyer trust, Opportunity to complete repairs before listing
A documented inspection report often demonstrates that the seller has maintained the property responsibly.
Understanding the Limits of an Inspection
No inspection can predict the future.
An inspection represents the observable condition of the home on the day it is inspected.
Systems that function properly during the inspection may fail days, weeks, or months later due to normal wear, manufacturing defects, weather, or unforeseen circumstances.
Likewise, components hidden behind finished surfaces cannot be evaluated without destructive investigation.
Our goal is to provide buyers and sellers with an accurate snapshot of the home’s visible condition to support informed decisions—not to guarantee future performance.
